Maintenance Technician

Position Summary
The Maintenance Technician is responsible for maintaining the physical condition, safety, cleanliness, and appearance of the senior housing community. This position performs routine maintenance, repairs, preventative maintenance, and heavy-duty janitorial tasks to ensure a safe, comfortable, and welcoming environment for residents, visitors, and staff.

Maintenance Responsibilities
• Perform routine maintenance and repairs involving plumbing, electrical, HVAC, appliances, carpentry, painting, drywall, flooring, and other building systems.
• Complete work orders in a timely and professional manner.
• Conduct preventative maintenance inspections and maintain maintenance logs.
• Troubleshoot equipment and building system issues and coordinate with vendors as needed.
• Assist with apartment turnovers, including repairs, painting, fixture replacement, and preparation for new residents.
• Monitor and maintain community grounds, walkways, parking areas, and common spaces.
• Respond promptly to maintenance emergencies and after-hours calls, as assigned.
• Ensure compliance with all safety regulations, company policies, and applicable housing standards.

Janitorial Responsibilities
• Buff hard-surface flooring and perform other floor-care duties.
• Remove trash, debris, and bulk items from common areas and grounds.
• Assist with cleaning and preparation of vacant apartments, including appliance cleaning, floor care, and removal of unwanted items.
• Pressure wash sidewalks, patios, exterior surfaces, and trash enclosure areas as needed.
• Set up and break down community room for resident events and activities.
• Maintain janitorial equipment and cleaning supplies in a safe and organized manner.
• Report sanitation, safety, or maintenance concerns to management.

Qualifications
• High school diploma or equivalent preferred.
• Minimum of 3–5 years of maintenance, custodial, housekeeping, or related experience.
• Experience in senior housing, multifamily housing, healthcare, hospitality, or commercial facilities preferred.
• Knowledge of basic plumbing, electrical, HVAC, and general repair techniques.
• Ability to safely use maintenance tools, power equipment, and commercial cleaning equipment.
• Strong customer service skills and ability to interact respectfully with senior residents.
• Ability to work independently and prioritize multiple tasks.

Physical Requirements
• Frequently lift, carry, push, and pull up to 50 pounds.
• Ability to stand, walk, bend, kneel, climb ladders, and perform physical labor for extended periods.
• Ability to work indoors and outdoors in varying weather conditions.
• Ability to safely handle cleaning chemicals and maintenance materials.

Work Environment
• Senior housing community with occupied residential units and common areas.
• Regular interaction with residents, visitors, vendors, and staff.
• Participation in an on-call rotation and occasional weekend or holiday work will be required.
